3. Text Messaging (SMS) and Mobile Information

If you provide your mobile number and consent to receive text messages, we may contact you by SMS about your inquiry, property showings, transaction updates, and — where you have separately agreed to receive them — marketing messages such as new listings or market updates.

Opting out of text messages does not remove you from email or phone communications; see Section 9 for those options. Carrier-related limitations mean we cannot guarantee message delivery, and carriers are not liable for delayed or undelivered messages.

4. How We Share Information

We do not sell your personal information. We share it only as described here:

• Service providers. Vendors who perform services for us, such as website hosting, customer relationship management, email and text message delivery, analytics, and electronic signature services. They may use your information only to perform services for us.
• Transaction participants. When relevant to a transaction you are part of: any brokerage we work with, cooperating agents, lenders, title and escrow companies, inspectors, appraisers, and attorneys.
• Multiple listing services. Listing and transaction information may be submitted to the applicable MLS and distributed according to its rules, including publication of sold data where permitted.
• Legal and safety. When required by law, subpoena, or court order, or to protect the rights, property, or safety of our clients, our company, or others.
• Business transfers. In connection with a merger, acquisition, or sale of assets, subject to this policy.

As stated in Section 3, mobile phone opt-in data and consent are excluded from all sharing for marketing purposes, without exception.

5. Fair Housing

We are committed to the letter and spirit of U.S. policy for the achievement of equal housing opportunity. We do not use personal information to discriminate on the basis of race, color, religion, sex, handicap, familial status, national origin, or any other class protected by federal, state, or local law.

6. Cookies and Analytics

• Email. Click the unsubscribe link in any marketing email, or contact us. We may still send transactional messages about an active transaction.
• Text messages. Reply STOP to any message.
• Phone calls. Ask us to place you on our internal do-not-call list.
• Access, correction, and deletion. You may request a copy of the personal information we hold about you, ask us to correct it, or ask us to delete it, subject to our legal retention obligations.

Depending on where you live, you may have additional rights under state privacy law, including the right to know what personal information we collect and to opt out of certain sharing. We do not sell personal information as that term is commonly defined. To exercise any right, contact us using the details in Section 13. We will not discriminate against you for exercising your rights.

10. Third-Party Links

Our site may link to third-party websites, including property search portals, lender sites, and social media. We do not control those sites and are not responsible for their content or privacy practices. Review their policies before providing information.

11. Children’s Privacy

Our website and services are intended for adults. We do not knowingly collect personal information from children under 13. If we learn that we have, we will delete it. If you believe a child has provided us information, contact us.
